CCMS, LLC. was incorporated in 1984, with offices at 13941 South Padre Island Drive, Corpus Christi, Texas. We moved into our new office building on August 17, 1995, located at 200 South Alister Street, Suite C, Port Aransas, Texas 78373. Our goal is to continue establishing and to maintain the absolute finest resort property/home owners association management available based upon personal service, integrity, and empathy. CCMS’ objective is to continue to grow at a pace dictated ONLY, by our ability to serve, therefore, our client satisfaction, their personal referrals and their collective continuing loyalty, is our barometer.
Charles W. Crawford, Sr. is the President of CCMS, LLC. For thirteen years he served in middle management with General Motors Corporation as departmental manager for the distribution of parts and equipment in Dallas, Texas. This distribution center is one of only seven in the United States.
In 1980, Charles was afforded the opportunity to further expand his managerial career. He became a successful property manager and marketing force in resort property management prior to being named Vice President of CCMS, LLC. in 1984 and President in 1995.
As President, Charles handles the startup of all new properties. This includes the coordination of long-range plans and their prudent implementation by the management team, as set forth by CCMS and the property’s owners/board of directors.
The current annual gross rental income for properties managed totals in excess of $12 million with $5.5 million in annual assessment income. Total estimated property values are at $200 million.
Specialized education includes FSLIC Property Management Certification, Texas Apartment Managers Association Certification, National Apartment Managers Association Certification, Resolution Trust Corporation Approved, with emphasis in real estate, ongoing management and personnel training to ensure a well-disciplined service roster to achieve maximum efficiency and minimal cost. Mr. Crawford is a member of CAI (Community Association Institute).
Charles W. Crawford Jr. (Chuck) is the Vice-President of CCMS. He earned a Bachelor of Science degree in Education from Mars College with special studies in accounting, real estate and business management. Since joining CCMS in 1993, Chuck has served CCMS in a variety of roles including management of the portfolios accounting functions, recordkeeping, audit, financials and money management. Chuck offers extensive experience with Association management and Board relations.
Casey Patterson is General Managing Director Casey's property managment expereince expands 15 years and includes office management, software integration, website management and data trend monitoring.
Kathy Vana, Thelma Jimenez, Dani Durkin and Lisa Templeton provide auxiliary bookkeeping services to the CCMS properties. Each professional has front line experience in Port Aransas/Mustang Island in either a CCMS managed property or another beach resort. Each excel in owner/guest service and satisfaction and all demonstrate proficiency in multiple areas of resort and Association management. The CCMS staff of professionals has specialized training in accounting, management, computer services, general business and other business specific seminars/training. The staff utilizes state of the art programs and equipment to provide unique and comprehensive reporting including monthly financials and annual budgets.
