CCMS, Inc. was incorporated in 1984, with offices at 13941 South Padre Island Drive, Corpus Christi, Texas. We moved into our new office building on August 17, 1995, located at 200 South Alister Street, Suite C, Port Aransas, Texas 78373. The principals and staff hold academic and professional certification in property management, including:

CCMS MISSION STATEMENT
Our goal is to continue establishing and to maintain the absolute finest resort property/home owners association management available based upon personal service, integrity, and empathy. CCMS’ objective is to continue to grow at a pace dictated ONLY, by our ability to serve, therefore, our client satisfaction, their personal referrals and their collective continuing loyalty, is our barometer.
Charles W. Crawford, Sr. is the President of CCMS, Inc. For thirteen years he served in middle management with General Motors Corporation as departmental manager for the distribution of parts and equipment in Dallas, Texas. This distribution center is one of only seven in the United States.
In 1980, Charles was afforded the opportunity to further expand his managerial career. He became a successful property manager and marketing force in resort property management prior to being named Vice President of CCMS, Inc. in 1984 and President in 1995.
As President, Charles handles the startup of all new properties. This includes the coordination of long-range plans and their prudent implementation by the management team, as set forth by CCMS and the property’s owners/board of directors.
The current annual gross rental income for properties managed totals in excess of $10 million with $3 million in annual assessment income. Total estimated property values are at $185 million.
Specialized education includes FSLIC Property Management Certification, Texas Apartment Managers Association Certification, National Apartment Managers Association Certification, membership with CAI (Community Association Institute), Resolution Trust Corporation Approved, with emphasis in real estate, ongoing management and personnel training to ensure a well-disciplined service roster to achieve maximum efficiency and minimal cost.
Sam Poteet, Jr., Vice President of CCMS, started out as the owner of a Dallas-based catering business. For over two decades, Sam planned, managed, and hosted corporate activities and special gatherings for clients such as Mercantile Bank, the Dallas Cowboys, American Airlines and many other Dallas area companies.
After selling his business, Sam was asked to step in as interim resident manager at the Island House Condominium, a gulf-front resort property on North Padre Island. His efficient professional management skills soon became a benchmark for other resort managers. Bankers and property owners alike not only respect Sam, but request his managerial talents, in consulting on properties with which they are associated. As a result of Sam’s reputation, he was elected to and served on the Board of Directors of the Corpus Christi Area Convention and Tourist Bureau for nine years. Sam served eight years on the Port Aransas Chamber of Commerce Board of Directors and was President for two years. Sam established the Marketing Committee for the Chamber and City of Port Aransas and currently serves as a member of that committee.
Currently, Sam is the designated plan administrator for all employee benefit packages. Negotiating with health and dental providers to obtain the best benefits and services for our employees is a key factor in maintaining a committed work force. He also procures all advertising and marketing to maximize rental goals within managed property budgets.
Sam and selected staff provide employee training sessions for all departments of operation for all CCMS managed properties.
Sam’s education was targeted to architectural engineering and design for which none applied to the ultimate career of property management. However, results of that endeavor are an asset when major property repairs and upgrades are needed on a property and contractors’ work needs to be overseen.
Charlene (Rogers) Poteet is the Controller of CCMS. With an accounting degree from Texas Wesleyan University, Charlene worked for seventeen years with SRO, a Dallas-based, five-company conglomerate. While at SRO, she became the Assistant Controller and greatly expanded her computer background.
In 1979, Charlene teamed up with Sam Poteet as co-manager of Island House, a gulf-front resort property in Corpus Christi, Texas. As Secretary-Treasurer of CCMS, Charlene is able to apply her experience in computer and corporate accounting. She created the CCMS software system for property management accounting, which expedited both CCMS and its clients’ bookkeeping responsibilities. This resulted in savings for CCMS and its properties, as well as giving the assurance of conscientious, accurate recordkeeping. Charlene has since retired her full time employment services and is actively providing her consulting services.
Charles W. Crawford Jr. is the current office manager of CCMS. He has a Bachelor of Science degree in Education from Mars Hill College with specialized courses in Accounting, Real Estate and Business Management. Charles Jr. has worked for CCMS since 1993. Since Charlene Poteet retired her full time services Charles Jr. currently manages CCMS and its clients’ bookkeeping responsibilities as well as continuing to give the assurance of conscientious accurate recordkeeping.
The CCMS, INC. auxiliary bookkeeping staff, with a proven forty-one years of experience, includes Naomi Cole, Barbara Barr, Constance Hominick, Kathy Vana, Alisha Strand, Mitzi Foley & Jennifer Costa. Our bookkeepers each started as front line personnel at managed properties excelling in owner/guest service and satisfaction. Excellent customer service elements progressed to demonstrated property managerial proficiency before joining the staff at the company headquarters. Specialized education includes accounting, management and personnel training, computer courses, general business and business specific seminars. The staff utilizes state of the art programs and equipment to provide unique and comprehensive reports to include monthly financials and yearly budgets for all properties.
